## Selected projects

The [portfolio](https://gcdcommunities.com/communities.html) is a selection, not the entire development or consulting record. Phase IV is forthcoming.

- [Shoreline Phase III](https://gcdcommunities.com/communities/shoreline-phase-iii.html): Twinhomes; Hideout, Utah. Completed twinhomes with main-floor-living options, wide roads and homes on one side of the street. Phase III is almost sold out. Confirm current pricing and availability with the Shoreline sales team. Main-floor living, with room below: The Vista and Skyline plans bring the garage, kitchen, living room, primary suite and laundry onto one level, with additional rooms below. The Peak offers a different hillside layout, with its living floor above the garage. Room to enjoy the setting: Wide roads with homes arranged on one side continue the open neighborhood layout established in Phase I. Covered outdoor spaces extend the homes toward the surrounding lake and mountain landscape. Built for mountain winters: Quality construction starts with the details behind the finishes. Phase III homes use taped ZIP System walls, R-23 wall insulation and high-performance Marvin windows to help manage air leakage, heat loss and moisture. A ventilated double cold roof and full ice-and-water shield help manage snow and winter roof conditions.
- [Shoreline Phase IV](https://gcdcommunities.com/communities/shoreline-phase-iv.html): Townhomes; Hideout, Utah. The next phase of Shoreline is planned for early 2027. Phase IV will introduce additional townhomes; pricing is pending release. Plans and timing are preliminary and subject to change.
- [Shoreline Phase I](https://gcdcommunities.com/communities/shoreline-phase-i.html): Twinhomes; Hideout, Utah. Shoreline’s first neighborhood of completed twinhomes above Jordanelle Reservoir combines main-floor living with wide roads and homes arranged on one side of the street. Everyday living on the main floor: Main-floor living anchors the two-level homes, with additional space below for family, guests and changing needs. The layouts connect daily living to Shoreline’s hillside setting. An open neighborhood layout: Wide roads with homes on one side give Phase I an open feel. Building placement, landscaping and shared spaces were planned together as the first neighborhood in Shoreline’s larger master plan.
- [Shoreline Phase II](https://gcdcommunities.com/communities/shoreline-phase-ii.html): Townhomes; Hideout, Utah. Completed townhomes in fourplex buildings above Jordanelle Reservoir. Phase II adds a distinct housing type to Shoreline’s master-planned community in the Park City area. A distinct part of the master plan: Phase II brings together townhomes in fourplex buildings, complementing the twinhome neighborhoods in Phases I and III. The architecture and hillside placement keep the surrounding landscape central to the neighborhood. Designed for the mountain setting: Shoreline’s approach pairs comfortable interiors with attention to the building envelope, roof design and construction details that matter through the Park City area’s cold, snowy winters.
